That single mechanic caps what any real estate seo dubai retainer can deliver for a brokerage's own domain. We probed this vendor market through ChatGPT on 2026-07-22, logged 25 distinct cited domains, fetched the 6 vendors carrying a dedicated real estate claim, and found the cap mentioned nowhere: not by Runic Lab, not by Biglab, not by Delemon Technology, not by Digital Gravity, not by Absolute Digital, not by United SEO.
The cap no vendor prices in
Start with the structural fact, because everything else in this market sits under it. A unit, a project or an agent listing in Dubai is created once and syndicated everywhere: the brokerage's domain, Property Finder, Bayut, Dubizzle. Google then holds 4 near-identical versions of the same inventory, and the portals, with more authority and more freshness signals, win most listing queries no matter how well the brokerage's page is built. On-site optimization of listing pages is a race the brokerage enters already behind.
There is a plain economic reading of why this vertical publishes no receipts, and it is more interesting than laziness. Those are our measurements, from our run, and they change what a buyer should hear in a vendor pitch. A vendor selling that brokerage more keyword-optimized listing volume is selling more of the exact mechanism that produced those scores. When AI defaults to the generic answer, it is because nothing in the corpus gave it a reason to choose one voice over the category average, and 13,986 templated pages a year is how a corpus loses its voice.
Where these numbers come from
The panel is 8 queries a Dubai property buyer or brokerage marketing lead would type, from "real estate seo dubai" to "how to rank a real estate website in dubai." We ran 4 of the 8 through ChatGPT on 2026-07-22, 1 run each, and logged every domain cited and every brand named: 25 distinct domains across the 4 answers, with United SEO and NEXA the only 2 brands named outright. We then fetched each vendor's real estate page directly, where the page allowed it, and read every claim against 3 tests: is a specific client attached to a specific number, is a date attached, and can anyone outside the vendor relationship check the underlying data.
A claim passes as verified only when a named client, a dated figure and a public source line up. Aggregate claims ("100+ happy clients") and names without numbers ("trusted by Mira Developments") do not pass, however confident the copy. Absolute Digital's page returned an HTTP 403 on direct fetch, so its entry rests on a third-party search summary, flagged as unverified rather than dropped. United SEO and NEXA surfaced in the answers but publish no dedicated real estate SEO page with a claim to test, so they are named as part of the field without a scored row. This is a single-engine, single-date snapshot, not a paid audit of anyone's private reporting; a vendor could hold real client data behind a login we never saw.
One comparison sets the bar. Our audit of the 12 leading general SEO companies in Dubai found verified Clutch reviews and published AED pricing for half that field. Real estate SEO, the vertical slice of the same market, has neither: no third-party review layer surfaced in the panel, and no vendor discloses a price.

Two caveats belong next to this table. Absolute Digital's row rests on a search-result summary, not a page we read ourselves, so treat it as the weakest entry rather than a confirmed one. And a private case-study deck shown only to a signed lead would never appear here; this table measures what is public, not what exists behind a sales call.
The 6 vendors, one at a time
Runic Lab runs a URL built specifically for this query, runiclab.com/real-estate-seo-dubai/, which signals the vertical is a real practice area, not a page bolted on for search traffic. The page references a "Success Stories" section in its navigation. We found no case study, screenshot or metric behind that link on the version we fetched.
Biglab publishes the most specific client roster of the 5: Mira Developments, Metropolitan Premium Properties and 4 others, each with an "Explore" link. Named clients are a stronger signal than an aggregate number, since a reader can check the relationship is real. What is missing is the number: no ranking chart, no traffic graph, no lead count sits behind any of the 6 names.
Delemon Technology leans hardest on aggregate proof: "AED 100M+ in client sales," 450 plus Google reviews at 4.8 out of 5, 100 plus happy clients. All 3 numbers could be true and still tell a buyer nothing about what Delemon's SEO work specifically produced, since none is attached to a named client or a before and after date.
Digital Gravity is the 1 vendor of the 5 naming Generative Engine Optimization as a distinct line on its real estate industry page, which puts it ahead of the field on category language. The GEO pitch itself stays generic, not written against real estate query intent, and the only published prices on the site cover web design and development.
Absolute Digital's real estate page returned an HTTP 403 on direct fetch, so everything known about its offer here comes from a third-party search summary. That is the honest reason it carries no verified row; a blocked fetch is not the same finding as a checked claim.
United SEO and NEXA were the 2 brand names ChatGPT surfaced across the panel, cited for unitedseo.ae and digitalnexa.com. Neither runs a dedicated, fetchable real estate SEO page carrying a specific claim, so neither earns a table row; a buyer asking ChatGPT will see their names, and an honest list says so.
The honest case for hiring one anyway
The audit above is a transparency finding, not fraud detection, and there are buyers for whom a claims-only vendor is still the right call. If what a boutique brokerage needs is commodity execution, clean listing pages, working schema, local search basics, then any competent shop delivers it, and the absence of published receipts does not equal absence of competence. NDAs are standard in this market: a vendor can hold real results it is not contractually free to publish, and Biglab's named roster is exactly the signal a rational buyer reads when receipts are locked. Even Delemon's aggregate figures, useless as proof of SEO output, are evidence a real book of business exists.
What the finding changes is the burden in the sales call. A buyer who cannot see receipts in public should ask for 1 in private: a specific page's ranking on 2 dates, or a lead count tied to a campaign, shown under NDA. A vendor with real results can produce that in 10 minutes. A vendor who answers with a client count or a logo is confirming, in the room, the gap this page measured from outside.

The claims-led pattern here is the same gap between getting retrieved and getting recommended that shows up across vendor categories. ChatGPT cites the page that is crawlable and structured, not the page whose claim is true, because the model cannot check a client count against reality either; getting cited rewards clean chunking and freshness signals, while getting recommended, in a field where nobody publishes a checkable number, currently rewards nothing, because there is no distinguishing evidence for the model to weigh.
Ivanooo appears nowhere in the ChatGPT panel run for this piece: not named, not cited, not recommended, on any of the 4 queries. That absence is not a badge and we will not pretend it is. It means Ivanooo has not yet published the real-estate-specific receipted work this category needs, the same gap this article documents in the vendors it covers.
